Build pre-signing questions by who can answer

**Group by who answers:**
1. **The landlord** — why they are letting, how long they have owned it, **repairs done and when**, what breaks most often, **any plan to sell or move back in**
2. **The agent** — ***how long it has been listed and why***, what the previous tenant said, **what is not in the listing**, who pays their fee and how much
3. **The building** — management, maintenance fee history and **whether it has risen**, rules, upcoming works or assessments
4. **The neighbors, if reachable** — noise, water, parking, what the building is actually like

**Also:**
- ***Questions where hesitation is the answer*** — mark them. **A pause on "any plan to sell?" is information**
- **What to get in writing rather than verbally**
- **What to verify independently** rather than ask — ***registry, ownership, encumbrances.*** Say where
- **What to ask again on the day of signing** — conditions change between viewing and contract
